Lagos Orders 176 Estates to Regularise or Be Sanctioned

Lagos State authorities have declared 176 estates in Eti‑Osa, Ajah, Ibeju‑Lekki, and Epe illegal for lacking mandatory layout approvals.

The Ministry of Physical Planning and Urban Development issued the warning on Monday.

They gave developers 21 days to begin paperwork or face sanctions.

“These estates were deemed illegal due to their failure to obtain layout approvals,” the ministry said in a statement.

Permanent Secretary Engr. Oluwole Sotire stated the unapproved developments undermined Lagos’s sustainable growth vision.

“The illegal estates compromised the sustainable development ethos and the T.H.E.M.E.S+ Agenda of the Lagos State Government,” he said.

Some named estates include Adron Homes (Elerangbe), Aina Gold Estate (Okun‑Folu), Diamond Estate (Eputu), Prime Water View Garden (Ikate Elegushi), and Royal View Estate (Ikota).

Sotire warned unauthorized developments disrupt the state’s planning framework and smart city goals.

He made clear that the 21‑day ultimatum is non‑negotiable and must be met at the Ministry’s Ikeja office.

Land Use Rules, Registration Compliance

Approval of estate layouts is a legal requirement for development in Lagos. Without it, a project is illegal.

Sotire also urged all developers and real estate practitioners to register with LASRERA (Lagos State Real Estate Regulatory Authority).

The body regulates, coordinates, and monitors real estate actors in the state. Registration ensures accountability and compliance.

By enforcing these regulations, the state hopes to curb haphazard construction and maintain orderly urban growth.

Estates that ignore the ultimatum risk demolition, fines, or legal action.

The state will likely monitor progress and inspect these sites after the deadline.

As is often the case in cosmopolitan Lagos, there are debates as to whether the crackdown is politically motivated or a genuine attempt to enforce planning standards.
